A well known UK paper reported this week on the escalation of real estate crime and property theft involving property .
The Land Registry says that the criminals are targeting properties and using forged documents . They have even published a report to help the public guard against property fraud . It's called A Public Guide for Homeowners. Older people , it is reported, are most at risk of these criminals who try to mortgage their homes. Other victims include those in care or moving into residential homes as these groups usually own buildings which no longer have charges on them.
A representative of the Law Society said that houses is a high cost asset against which loans can be secured . The Land Registry guide contains a range of useful tips on avoiding this rip off including registering the title on the property .
Personal injury claims and the Football Premiership have come into dual focus this week with football professional Nigel de Jong banged into Newcastle United player Hatem Ben Arfa leaving him with a double fracture of the leg .
The French footballer will be out of the game for at least six months thus missing most of the remaining fixtures.

Those conveyancing firms who are not on the bank's lists are going to lose out. As Lloyds control 33% of all lending, the monetary impact for conveyancing firms of not making it onto the lender register would be significant and could lead to bankruptcy.

A woman who went over on a wet floor in Marks & Spencer in Perth was awarded £7,500 in compensation. M&S tried to argue that the lady had been careless in her actions but the judge found in favor of the victim .

Cash for crash scams
The news this month is full of money for crash stories where people intentionally crash into the rear of someone's car in order to claim against their insurance company. The BBC reported only this week that these demands are at an all time high .
The IFB has predicted that more than thirty thousand erroneous accidents were staged last year costing the insurance companies £350 million which added over £40 to the insurance premium of every driver in the UK.
The worst location for the scam was found to be Birmingham as well as London, whereas until recently Manchester and the north west was the focus of this action. The scam is delivered by drivers breaking suddenly and disabling their brake lights or using their hand brake so the brake lights do not engage . Unsuspecting motorists run into the back of such road users and it is generally assumed that the car that ran in the back is at fault.

Conveyancing North Wales
As the owner of a rented house in North Wales for almost four years I have a thorough understanding of the pros and cons and my purpose is to inform the decision of anyone considering investing in the same way. The first point is the decision to invest. If you inherit cash from your parents as I did you will want to do something meaningful with it. There is no value in just putting it in savings as in the long term the value of that cash will drop. I did what many people do which is invest in bricks. I suppose I could have put the money in art or wine or seek out a high interest account but my thinking was based on long considered evidence that over a long period , that in excess of 20 years, houses is one of the soundest investments. Like anything , there are always the flip side. You will not be able to get at your money short term. The value of your property may go down as well as up which was indeed what has took place during the recession of the past few years. You will have to find a reliable tenant who will look after your investment. In fact you will have to find a whole collection of tenants over a 20 plus year period as the average tenant will only stay one year. You will be in demand to your tenants over maintenance and other problems . You will have to shell out for repairs etc. You will have to insure the property. Interest rates may sky rocket and cut into your profit. Your profit is taxable although on an interest only deal you can currently offset all the interest against tax. You may not be able to dispose of the property when you wish to. If you sell you will be liable to capital gains tax if it's your 2nd property. And finally you will have to pay for conveyancing in north wales plus other legal and professional fees .
Not as simple as you first thought? So why do investors like me do it at all? Well long sight I believe the capital value of my property will rise well. When the time comes I aim to take out amounts of equity from the property and re mortgage it. The equity is currently non taxable. With low interest rates I currently get a monthly small income from the property. I happen to like DIY so maintenance is not a problem.
